SITUATION:

Stag Cottage is situated in a small village about 3 miles north of Petworth. Balls Cross is a small and unspoilt village of mostly period houses and cottages and is well known for its seventeenth century Stag Inn (2 doors to the left). Kirdford (2 miles) is hoping to open a community run village shop shortly but shopping for everyday needs can currently be found at Petworth. Nearby Petworth is an attractive old market town perhaps best known for the National Trust owned Petworth House with its beautiful 750 acre parkland. The town offers a good range of shops for everyday needs together with a wealth of antique shops. State schools in the area include Petworth Primary School and Midhurst Rother College. In the private sector, Seaford College, Dorset House and Conifers. Sporting activities include golf at Cowdray Park and Petworth Downs, Polo at Cowdray Park and horse racing at Goodwood and Fontwell. Communications with London are surprisingly easy with mainline stations at Haslemere (8 miles, Waterloo 60 minutes) and Pulborough (5 miles, Victoria 70 minutes). The A3 (M) is within a 14 mile drive. The area abounds with footpaths and bridleways leading through some of the most beautiful countryside in West Sussex.

DESCRIPTION:

Stag Cottage dates from the 1850’s and is thought to have originally been a hunting lodge to nearby Petworth House. Elevations are of colour washed brick under a clay tiled roof and the property has been extended in recent years to provide the present spacious and adaptable accommodation. An open porch with stable door opens to a well proportioned reception hall. The open plan kitchen is fitted with a range of pine fronted units with ample worktops and includes an oil fired Aga, electric double oven and calor gas hob. The two remaining bedrooms, each with built-in cupboards share a separate shower room. To the rear of the house is a conservatory and utility room with oil fired boiler and plumbing for washing machine. Fold down ladders give easy access to two areas of loft storage.

OUTSIDE:

The cottage is approached from the lane through a five bar gate leading on to a gravel parking and turning area. The detached barn style double garage has steps to the rear leading to a loft with potential to provide a studio or home office if required.
